PAYMENT AND RESERVATION

Advance Payment

50% of the total rental rate is required to confirm the booking. The advanced payment can be made by Bank Transfer or PayPal (4.4% surcharge for PayPal payments). Payment amount is net of (after) any bank charges.

Balance Payment by Bank Transfer

50% of the total rental rate shall be due one month prior to your arrival. If the balance is not received prior to your arrival, you may be refused entry to your room or the booking may be cancelled at the Owners discretion.

Balance Payment on Arrival

Cash only payments are accepted when the balance is paid on arrival (no credit cards and no bank transfers will be accepted.  If the balance is not received within 30 minutes of your arrival, the booking may be cancelled at the Owners discretion and you may be asked to leave.

Cancellation Policy

Peak & High Season (Nov 1-May 31)

Advanced and Balance payments are non-refundable if for any reason a cancellation is made less than 30 days before the check-in date.

Low Season (June 1-Oct 31)

Advance Payments or deposits are non-refundable, if for any reason a cancellation is made before the check-in date. If cancellation is made after the final Balance payment, 60% of the final balance payment will be refunded.

Cancellation request must be made to the Resort through email or our website.

Check-in /Check-out Times

Check-in time is from 2PM -11PM

Check-out time is 12 Noon.

Other Payment Arrangements

Guests can choose to pay 100% of the rental rate at the time of making the reservation. This payment can be made by Bank Transfer or PayPal (4.4% surcharge for PayPal payments). Payment amount is net of (after) any Bank charges at senders end.

Or, Guest can choose to pay an advance payment of 75% of the total villa rental rate at the time of reservation. This payment can be made by Bank Transfer or PayPal (4.4% surcharge for PayPal payments). Payment amount is net of (after) any Bank charges at senders end.

The 25% balance payment for the rental rate is due on arrival in CASH ONLY. If the balance is not received within 30 minutes of guest arrival, the booking may be canceled at the Owners discretion and the guest may be asked to leave.

Security Deposit

A security deposit is payable in cash to the villa manager upon check-in day. This is to cover the cost of any damage or breakages to the Cottage and the content therein during the rental period. This amount will be returned to you at the time of check out, less any such costs. Deposit amount will be determined by the Resort during the reservation process.

Amenities

Air Conditioning

Please turn off the Air Conditioning at all time when leaving the Cottage. Do not put Air Conditioning lower the 21 Degrees and Do Not leave doors and windows open when Air Conditioning is running.

Housekeeping

Housekeeping services are complimentary and are conducted every other day. If you require additional housekeeping service or services outside our regular working hours, additional charges will apply.

Kitchen

We are happy to provide a fully equipped kitchen for all our guests to use at their convenience. However, we ask out guests to keep the kitchen areas clean at all times. This includes storing food products properly (sealed or in the refrigerator), to wipe clean all counters after each use and to avoid keeping food lying around too long without attendance. This is not only for aesthetic purposes but mostly to avoid attracting unwanted insects, which is to the benefit of all current and future guests.

Linen, Towels and Laundry

Linen and towels are provided at the Resort. Linen is changed every 3 days and towels changed as needed. If you require more frequent changes, there may be small extra charges. Laundry services can be provided at an extra charge.

Parking

There is free parking provided for our Guests at each Cottage entrance. For security purposes, we have an electronic gate at the entrance. Please, remember to close gate upon entry. If you lose the controller for the gate, please report to the Resort Manager and a replacement will be provided for 1,000 Thai Baht. Loss of Gate controller will result in 1,000 Thai Baht replacement cost.

Occupancy

Breakage and Damages

Our Guests will be responsible for any breakages, losses or damage caused by the Guest or a member of your party during your stay in the Cottage. It is the Guest’s responsibility to put right the damage or to make full payment to the Resort before departure and to indemnify us against any loses, damages or clams made against us.

Complaints

The Resort accepts no responsibility for any modifications made which are not mentioned on the website or anywhere else. The Resort cannot be held liable for the breakdown of the supply of water, electricity, internet, TV systems, or the consequences of such outages, though we will try our best to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standard, and conditions are often less developed in a remote resort location than in more urban environments. Any claims by the Guest for such a breakdown shall be limited to a negotiated refund of partial monies only, or finding of same priced accommodation at a nearby location. The Resort shall not be liable for a further obligations or claims by the Guest.

Conduct and Behavior

All Cottages are Non-Smoking. However, Smoking is permitted on the Cottages outdoor areas and decks.

The person paying for the Cottage rental is responsible for the correct and appropriate behavior of the guests staying at the Cottage. Should any member for the party behave in a manner considered inappropriate, the Resort Manager or the Owner may, at their absolute discretion, ask the offending guest or guests to vacate the Cottage forthwith. In such a case, this will be treated as a cancellation of the original booking and no refund can be claimed from either the or Resort or Resort Owner.

We ask our guests to be mindful of their surroundings and to respect a few simple guidelines such as avoiding playing loud music or loud partying. Please, respect our other Guests, Resort Manager and Staff. Avoid waking up other Guests in the night with loud music or voices. Do not smoke inside the Cottages, smoking is permitted outside the Cottages ONLY.

Electricity

For long-term guests, electricity is charged a 6 Thai Baht per unit. A photo of the official meter reading is taken during your check-in and another reading is taken upon check-out. We kindly ask you to settle this bill before leaving. You can expect to pay about 700 Thai Baht per day. This will cover a normal usage, with Air-con in each room during the night. If you leave the Air-con running while you are not in the villa, you will most likely pay an additional 500 Thai Baht. While a minimal cost, this policy is in place to avoid wastage and preserve our beautiful island.

Insurance and Valuables

The guests and all users of the Cottage must have their own personal accident and medical insurance. The guest is not permitted to claim on the Resort insurance for personal accident or sickness issues. The Resort has standard insurance. Our insurance does not cover guest valuables such as cash, jewelry, phones, computers, etc.

The Resort does not cover misuse of the Cottage and damages resulting from misuse. Guests are responsible for all personal valuables and the Resort holds no liability regarding loss, theft, or misuse.

All valuables left at the property are the Guest’s sole responsibility. Neither the Resort nor the Owner, nor the staff can be held responsible for any loss or damage of personal property. The Guest is responsible for securing and locking the premises when leaving the Cottage unattended.

Liability Release

Under no circumstances shall the Resort or the Owner be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third party whatsoever supplying any of the services or accommodations herein or as substituted.

Maximum Occupancy

Maximum tenants that can reside in the cottage, is as per booking. Number of guests must be confirmed with the Resort prior to a booking confirmation and cannot be modified unless it is accepted by the Resort.

Failure to advise the Resort of any changes in the group number and makeup pro to guest arrival will result in penalty fees (up to 500 That Baht per person per day) or in extreme case the Resort has the right to cancel the booking. Daytime visitors/friends of guests are allowed as long as the group number does not exceed twice the overnight occupancy.

Guest is responsible for the behavior of any of the guests they invite inside the Cottage and any damages, costs or other problems arising from their guests.

Pets

Small pets are allowed but please let us know in advance. It is not recommended to let dogs run freely without keeping an eye on them. There are many loose dogs in the neighborhood who are very territorial.

Security

Please do not leave any computers, watches, jewelry, wallets, money, cameras, or any objects of value outside and unattended when you leave the Cottage for the day or evening. Cottages are equipped with outdoor cameras and the Resort is gated for private parking and security. We recommend our guest to be cautious just as a precaution. It is always wise to lock all doors, including the doors leading to balcony, in all rooms, when leaving the Cottage unattended.

Force Majeure & COVID

Cottage Gardens Resort shall not be held liable for the cancellation of bookings and shortened stays because of force majeure/acts of God or conditions beyond the Resort’s control, which include floods, earthquakes, explosions, fire, civil disobedience, war, epidemic/pandemic, legislation not in force at the date of this agreement, labor disputes, or delays of third parties.

Also, the Resort will not be held liable for failure to carry out arrangements and other obligations due to the same circumstances. In such cases, the Resort must be granted a reasonable extension of time to perform the obligations or arrangements.

A rescheduling or rebooking or other arrangements may, at the sole discretion of the Resort be considered without rebooking fee, but subject to availability within six months from time of booking.
